The ProEquity Real Estate Consultant, real estate company specializing in the logistics segment, capital markets and land, which has offices in Madrid and Santiago de Chile, has advised the Promotora Aragonesa “Inversiones Montepino”, in the sale to the Socimi “Merlin Properties” of the largest logistics project of 2015, which will be developed in the Henares Corridor.
This project will be located in the municipality of Cabanillas del Campo, specifically in Sector SI 20, very close to the access to Highway R2 and Highway A2, the main axis of distribution of goods nationwide. It will have a total built surface area of 103,536.95 square meters, divided into three platforms that will be built on an area of 169,466.04 square meters. The SI20 Platform will have the highest quality technical specifications and complete facilities (free height of 12 m, springs ratio of 1/800 m², structure and concrete enclosure, wide maneuvering beaches, sprinkler system with ESFR sprinklers, etc). The delivery of the SI20 Logistic Project is expected to take place in the second half of 2016.
The start of the works of the Montepino Platform SI 20, coincides with the last phase of construction of the Montepino Casablanca Platform in Torrejón de Ardoz, whose work began last February and which stands out as the first real estate logistics development that builds risk since 2007. This platform was sold to the English investment fund manager ROCKSPRING, with the advice of ProEquity.
The development of the project will be carried out by Inversiones Montepino, a company belonging to the Europroyev group and specializing in the promotion of “turnkey” solutions. During these years of crisis, it has reinforced its position as one of the main players in the segment of developments under this modality. Thus, between 2012 and 2014, Inversiones Montepino has executed the largest operation of a “turnkey” building since 2007, with the construction of the new building for the North Campus of the European University in Alcobendas.
