INVERSIONES MONTEPINO SELLS A 50,000 M2 LOGISTICAL PARK IN THE CASABLANCA INDUSTRIAL PARK OF TORREJÓN DE ARDOZ, MADRID 03/18/2015
The future logistics park, whose works have just begun, and which has been sold to a Rockspring fund, will be built on a plot of 85,000 m² and will be distributed in two buildings of 27,000 and 21,000 m², respectively, with façade on the A-2, having advised the operation the property consultant Proequity.
The property will be located only 5 kilometers from the Adolfo Suárez Madrid-Barajas Airport and will have direct access from the A-2 road in both directions. On the other hand, its proximity to the M-45 and M-50 circuits, as well as facilities such as the Dry Port of Coslada, will make this project very attractive for logistics companies that need to be implanted in the first crown and that look for optimal communications.
Another of the key points of the park is its versatility, since it has modular surfaces from 5,000 m². It also has a differential value, since it will be the first logistics park in Spain to achieve LEED Green Building certification. This implies that the park will incorporate a series of measures aimed at optimizing energy efficiency and sustainability that will have a significant impact on aspects such as improving internal environmental quality and efficiency in energy consumption.
The platform will have a high level of facilities. Among other features, it will have 12 m of storage height, loading and unloading docks in a ratio of 1/800 m², ESFR sprinklers, interior and exterior LED lighting, finished offices, wide maneuvering beaches, etc.
The property consultancy ProEquity has advised Inversiones Montepino in this operation and will participate in co-exclusive regime in the commercialization of the park.
